Why Commercial & Industrial Projects Keep Going Design-Build

On commercial and industrial projects — warehouses, manufacturing fit-outs, retail, offices — the traditional "design it fully, then tender it" model has a structural disadvantage: you can't bid what isn't designed, and you can't design what isn't funded. In a traditional delivery, the structural design must be 100% complete before the steel fabricator can even start. In design-build, the foundation and the steel package design concurrently — the demolition and site prep begin while the upper-structure drawings are still being finished.

For an industrial owner, this overlap is the difference between a 14-month project and a 10-month project — without cutting a single corner in the engineering required for the permit or the building code.

Design-build isn't "less engineering" — it's better-scheduled engineering. The permit still requires a complete, P.Eng.-sealed structural package. The savings come from sequencing, not from skipping the code work.
